Ashgrove Queenslander tops $2.4M at Saturday auction

A five-bedroom Federation-era Queenslander on Waterworks Road, Ashgrove, cleared $180,000 above its $2.22M reserve at auction on Saturday 20 September — five active bidders, four of them Melbourne relocators, with a Sydney family taking it home. The auction was called under the hammer by Ray White's Alex Jordan, and the vendor (a retired GP downsizing to Bardon) chose the highest bid on written terms rather than an unconditional cash offer that came in $50,000 lower. Saturday's auction round overall cleared 71% under the hammer across 118 scheduled Brisbane auctions, matching August's clearance and up sharply on the 62% recorded in July.

Wilston two-bed rents plateau at $665/wk

After eight straight months of climb, weekly asking rents in Wilston have finally flattened at $665/week for a mid-tier two-bedroom apartment — that's per SQM's September data drop this Tuesday. The inner-north corridor (Wilston-Grange-Newmarket) stays Brisbane's tightest sub-1% vacancy market, with 0.7% availability on the SQM index. What's changed is supply: 46 new one- and two-beds have completed in the corridor since April, adding modest headroom to the market. Landlord side, the plateau is causing some to hold for longer stays rather than push another rent-review — a Real Estate Institute of QLD member survey shows 68% of Brisbane landlords now prefer stability over max-yield chasing.

West End's 14-storey Vulture Street tower cleared for construction

Brisbane City Council gave Coronation Group the final green light on Tuesday for a mixed-use build at Boundary/Vulture — 128 one- and two-bedroom apartments, plus 620m² of ground-floor retail. The build price is $184M, first sod turns Monday 6 October, completion is late 2028. Coronation's committing 12% of stock (15 units) as affordable-housing under the council's density-bonus scheme — a first for the corridor. Off-the-plan two-bed apartments are priced from $915K, with a marketing suite opening in early November on Vulture Street next door to the site. Building height caused some initial community pushback in 2024 but a redesign in early 2025 pulled the top floor back 5m and added a public rooftop garden accessible during daylight hours.

What's selling on the Bayside

Sandgate's mid-priced brick veneers ($900K-$1.4M range) are moving in under 21 days on market — buyer profile is 74% Melbourne relocators paying with cash from a Melbourne sale, according to LJ Hooker Sandgate's month-end report. Nine listings across the Sandgate-Deagon-Shorncliffe strip are under offer this weekend, with three sold in the first 48 hours after they hit realestate.com.au. The pull is a combination of: express-train access to the CBD (33 minutes to Central), local schools rating in the 92-98 percentile band, plus a beach village that hasn't yet been priced like Manly. Word from agents is that Redcliffe is still the value play if you're chasing the same lifestyle at $200-300K less.

Off-market — three Paddington cottages

Sight-unseen sales are up 44% year-on-year in Brisbane's inner-west, and one agent (we know who but they've asked us not to name until Monday) is taking pre-market offers on three Paddington cottages between $1.7M and $2.6M this fortnight. Two are Federation-era timber-and-tin with subtropical gardens, one is a full renovation on Latrobe Terrace with a spa deck. All three vendors are downsizing to New Farm or the Gold Coast. The agent's process is: register interest via short EOI form (name + finance status + settlement window), a 20-minute private inspection window Tuesday-Thursday next week, and offers close Friday 27 September at 5pm. RBA holds — 3-yr fixed specials edge under 5.15%

The Reserve Bank's September meeting held the cash rate at 3.85% (no move for the third consecutive meeting) and the September statement retained forward-guidance language about a 'cautiously data-dependent' pathway. Brisbane's 3-year fixed home-loan specials have edged down accordingly — Suncorp is 5.14%, ING at 5.09%, Bank of Queensland at 5.19%, all conditional on 20%+ deposit and standard PAYG income assessment. Variable-rate cuts of 15bp are widely expected before the November meeting from at least three of the four majors. If you're refinancing, the six-week window post-RBA hold is historically the best rate-shopping window; brokers report their busiest month since March 2020.
